Williamson County: Where the tax credit draws in lower-priced homebuyers

The first question that came to my mind after seeing the positive Nashville-area home sales headline number yesterday was, “OK, but how much did prices drop?” Turns out they fell by a smaller amount than they have for most of the year.

At least on the MSA level. Data from the Williamson County Association of Realtors shows a sharp drop in the pricier county’s median home price since the spring. In the first half of this year, that number was at $357,500 or above all but one month. In the past three months, it has averaged $307,000.

Frankin Civil War groups in JV

The boards of Franklin’s Carter House (pictured here) and Carnton Plantation have joined forces to market their Civil War sites as one. One of their goals is a linkup with big-name national organizations.

“Together, The Carter House and Historic Carnton Plantation will have a more powerful significance. This venture has the potential of joining the ranks of Gettysburg, Richmond and Charleston as more local battle sites are reclaimed for public access by such groups as the City of Franklin, The Heritage Foundation and Franklin’s Charge. Certainly, the opportunity to affiliate with the National Park Service and the National Heritage Area are greatly enhanced by this joint venture.”

Williamson homes aren’t shipping as fast anymore

The Williamson County Association of Realtors checks in with September’s sales report, which is highlighted by the fact that the number of days on the market for single-family homes is in triple digits for the first time since May. Click here to get the full numbers going to 2005.

Compared to September of 2008, single family residential closings decreased 10 percent and the median price decreased by 5 percent. Condominiums closings have decreased by 8 percent and the median price increased by 8 percent. The average days on the market (DOM) for residential homes have increased by 12 days and condominiums have increased by 5 days. Days on the market have been consistent since the onset of 2009, with the days ranging from 89 – 104 days.

Car care center eyes Franklin

The Memphis company behind the Cecil’s Automotive group of auto maintenance stores wants to buy into Franklin next year. One site we’re guessing they’ve already looked at: The former Driver’s Way building on Mallory Lane.

Saint Thomas adds Cool Springs rehab clinic

Saint Thomas Health Services has opened an outpatient rehabilitation clinic at Bakers Bridge Avenue and Carothers Parkway in Cool Springs. For STHS’ Life Therapies and Baptist Sports Medicine brands, the site is the sixth and 14th outpost, respectively.

Jamison Bedding eyes China growth

Venerable local mattress manufacturer Jamison Bedding has found a distribution partner to help it crack the Chinese travel market as well as its potentially massive emerging middle and upper classes.

Mattress exports are not common, as shipping costs add up and sleep sets are bulky items to ship. But targeted programs, like the one Jamison is launching, can achieve success, bedding observers say.

Thompson’s Station tells Tollgate to stop toiling

Saying developer James Carbine hasn’t followed through on a commitment to donate some land in his Tollgate development, Thompson’s Station officials have sued and ordered a halt to all construction work in the subdivision. Plans call for the 385-acre Tollgate site to have some 750 residences, but less than 100 have been built and occupied.

The housing market in Williamson County didn’t break trend in August, with both the number of closings and the median home price falling from July. Year over year, the median price was off 25 percent from last year.
